Expensive homes redefine northern Rockdale

Conyers --- The house at the end of Moccasin Drive takes up the whole front windshield of the approaching vehicles of curious motorists. The copper roofed gazebo, the triple aspe, columns and ornate trim could easily place the house in Palm Beach, Fla., or the Hamptons of Long Island, New York.
In reality, the house is off of Miller Bottom Road in northern Rockdale County as part of new growth coming here. Those looking for a bigger bang for their million dollars may find what they're looking for in the Wellington Creek Estates subdivision.
The house is referred to as the King House in the neighborhood, and it is probably the most spectacular of the 17 other homes. At 20,000 square feet, the King House has seven bedrooms, and elevator, a movie theater, an entertainment room with a bar and a swimming pool, among other amenities.
The house and several others in the subdivision are the creation of Victor Saad, who has an accounting background from Egypt, said he always enjoyed designing homes in a big way.
Saad said he was attracted to Rockdale County in 1996 when he built a couple of houses in Smokerise East off of Bonds Lake Road.
"It's an area with good property values where you can spend $50,000 on a lot and invest $1 million or more into the house, " he said.
Convenience to Atlanta and the rural areas of east Georgia is another draw for the community, Saad said.
The King House is considered the jewel of the neighborhood because Saad was able to put every feature he ever wanted to into a single house, Jennifer Lee, his project manager said.
"He started out framing houses, and hated them because of the design," Lee said. "Practically everything you see here is all Victor."
Perhaps the most distinct feature of the structure is that it's wired to be a smart house." Heating, air conditioning, electrical and other utilities are wired together. If desired, the homeowner can control the utilities from anywhere in the world through the Internet, she said.
With Wellington Creek Estates near completion, the second phase of the development recently opened. Located across the street, Wellington Lake Estates recently announced it had sold all of its lots with homes beginning at $1.2 million. At last count, five houses are under construction.
